papasmurf you made a couple of statements which are not correct also forgot to mention land prices have gone up due to the greed of land developers and lets not forget about the greed of city councils. as a builder i have a couple of houses for sale and the problems im having is the price of land in south east QLD which went up $40,000 more than the last release 14 months ago so i need the FHB grant to help the FHB buyers the extra $19,000 shortfall has to come out of my profit, so my point is home builders prices are pretty well all the same, blame the developers. Other points you have made are quite good shop around make an offer to any builder I think if people want to buy land hang off for another year look for the estates that are selling slow send your offer in writing $40,000 under and you will be surprised, make sure the offer reaches the owner of the estate and not the sales manager. ps think twice about using a broker, any problems i have had with contract homes are usually thru a broker, better to deal with a bank.okay if you find a good broker,lol.

Just a quick comment to Tweettee. In a real world the agent may well work for the vendor and that's how it should be. In my experience with agents they work in the best interests of themselves and many will say whatever they need to say so that they can get a sale. The sad thing is that most first home buyers a young and new to the market and unfortunately quite gullible. eusa_liar.gif

Best advice I can give is that Finance Brokers and Real Estate agents, are only interested in whats best for them, Not the Vendor or Purchaser. Be wary of everyone you deal with.

Well, Tweetee... who pays the commission, the buyer or seller? Ideally, a realtor is working for both, but ultimately the _seller_ pays the realtor a huge whacking commission. You pay the realtor _nothing_ .... icon_rolleyes.gif

I agree with using a good mortgage broker, we did this and it saved a lot of headaches. But, bare in mind that in the end, it is YOUR home loan, therefore don't leave EVERYTHING up to the broker, be aware of the processes and ask questions and follow up to ensure they are doing what they are supposed to.

Probably all common sense, but our case was slightly complicated, we thought our FHOG was all approved but at the last minute there was a hiccup and we ended up running around like headless chooks for a day trying to get a last minute piece of documentation. If we'd followed up closely with the broker, we could have avoided this.
